Good day neighbors. A simple but important nugget of knowledge today in regards to protecting your family and property. Recently Blue Ridge Heating and Air was called out by a resident in a Greer subdivision to evaluate and determine the root cause of a “mold issue” occurring in the upstairs of their home.
We were advised by the homeowner that a new HVAC system was installed approximately 3 years ago and this is when the “mold issues” began. Upon the completion of a thorough onsite inspection and a more in depth conversation with the homeowner, our technician found numerous issues present. Also discovered was that the required registration for the newly installed HVAC equipment was not registered with the manufacturer. This would result in the manufacturer’s 10 year parts and labor warranty if registered, to be decreased to a simple 5 year parts warranty.
Our technician performed an engineered heating and cooling load calculation of the upstairs area to confirm his diagnoses. The 3 year old HVAC system was greatly oversized for the application. Due to the oversized system, it was severely shorting the amount of time that each air conditioning cycles would last. When this occurs the system doesn’t run long enough to properly remove humidity/moisture from the conditioned space. Symptoms of this include, but are not limited to, excessive moisture on the air vents, cold but damp environments, and condensation on exterior windows.
